Garage Opener Chain Hanging

Safety Tip of this beautiful day is loose or hanging chain. During your inspection if you notice have a chain that hanging or rubbing against your door it is likely that you gear is wearing out. Most noticeable is the sprocket on top of your door, the second is the nylon gear inside your opener, and more issues. If you tighten the chain it will eventually shear the sprocket off or one day, you’ll go to open the door and you’ll hear the opener running but nothing happening. Other issues that stem from this is the door doesn’t open all the way, the door kisses the ground and goes back up. Unsure about what it may be? Garage Opener Force Tips

Another Wicked Tip! We’ll focus on Garage Opener Force. Force can be adjusted for minimal to max strength to open or close your garage door. Some openers have numbers and others don’t. Most openers these days automatically or are pre-set to cycle your door up and down. Let’s focus on those openers that have dials that can be adjusted. If your opener compliments your garage door you won’t need much force to cycle your door. If your force is maxed out you may have the following issues: bad rollers, door rubbing against the jambs, wrong springs, unbalanced door, damaged sections…etc. If the door is properly set without any issue and your force is maxed out it can damage sections, rip out a stile, tear off you operator bracket, and more importantly crush a human. Be sure you force is set properly.

Garage Door Isn't Closing Tip

The awareness tip of the day is garage door isn’t closing. This issue may occur if you have something in the way of the sensors, if you don’t have sensors then they may be mounted near the opener or your opener is prior to 94. There a several reasons a door won’t close which could be sensors, operator failure or garage catching on something. It could be a slipped cable, bad rollers, bent sections, chain catching on a bolt or trolley, sensors are blocked, faulty wire connection, spider webs, a leaf dangling from the bottom of your opener, door being wedged into the jambs or stucco, or other issues. It’s best practice to keep items away from the door and sensors. Keep your sensors and bottom of your door clean. Keep your door lubed and free from nails sticking out, siding, and stucco.

Garage Opener Operator Bracket Tips

The awareness tip today is Operator Bracket. They connect the J-Arm or Hockey Stick of the opener to the garage door. During your inspection pull the emergency release to ensure the garage is detached from the opener, grab a ladder and climb up and inspect the operator bracket. Does it look like the zip screws are pulling out? Do the zip screws tighten (don’t over tighten)? Does it look bent or damaged? Operator Brackets typically fail during extreme stress like a broken spring, something was left under the door, wrong spring, bad rollers, etc… If the Operator Bracket pulls away from the garage, the garage could be midway open as you back your car into it, if your garage has a broken spring or unbalanced door causing, he door to fall down, it can also cause damage to your top section and or stile. If you are constantly having to reattach the operator bracket then I would recommend calling a garage door tech out. There could be other issues causing the Operator Bracket to pull out. Also, it is preventive maintenance and is cheaper than replacing several section and repair to your vehicle.

Garage Opener Wiring Tips

Yep, we'll be discussing wiring today. In this area, it seems a lot of Handyman and Professionals get work-shy. Properly wiring sensors and wall buttons take time to keep it neat and clean. If you are constantly having sensor or wall button issues it is possible your wires are damaged, have been disconnected, or there is a short somewhere. The following areas should be included during your wire inspection. 1) Damaged or nicked wire near the sensors. 2) Keep sensor wire tucked out of the away. 3) Spliced wire should be connected with insulated connection with no exposure to debris or condensation. 4) Wire hanging from the ceiling should be stapled back to the drywall. 5) Wires woven in-between track or hanging from track should be removed and rehung out of the way of any moving parts, will likely need additional wire. My rule of thumb is if I see poorly installed wire, wire that is obviously from a previous opener, or different brand opener then I will splice the wire near the sensor and install all fresh wire keeping it clean and tucked out of the way.
If you are replacing your opener? Old wire should be removed and all new wire should be installed, with the only exception of wire’s ran behind the drywall.

Garage Opener Safety Sensor Tips

Safety Sensors are typically homeowner’s biggest headache and normally isn't a labor warranty on sensors due to unpredictability of the surroundings area, debris, and cob webs that can affect the sensors. Which is why most homeowners will mount the safety sensors near the opener unit (up and out of the way). It is standard practice to mount safety sensors 6” off the ground. The safety sensors mounted at this height are for the safety of an individual, not your vehicle. I have seen safety sensors mounted at an angle (where one is higher than the other) or higher than the required 6” to protect vehicles rather than a person, baby, and beloved animals. Common issues with safety sensors are: spider webs, being bumped, damaged wire, sun, wire connection, sensor from a previous opener, damaged sensors, etc… A good rule of thumb is to keep items out of the corner of your garage near the safety sensor and to keep them clean and clear from debris. Would you rather spend your time taking a drive in the mountains? Installing a New Garage Opener

If you are looking to install a new opener then here is a tip to keep in mind. Use the rail and all the components that is provided with the new opener, replace all the wires along with nose mounting bracket. Don't use old components or in this case adapt a completely different brand rail to the opener. It may work at first but eventually it will fail...sooner than later and it will cost you twice as much to repair it. 

It is also recommended to replace all the wiring because you don't know what damage has been done to the previous wire (wire ran behind the drywall leave and reconnect, using gel connectors)

Electrical Cord Safety Tip
























Openers electrical cord should be neatly tucked away from all moving parts. Damaged electrical cords can fry the openers components and shock anyone that touches the opener, I've been there. If you see your opener power cord draped over the opener or rail, unplug it and wrap it around the angle iron or you could zip tie it out of the way.

Lubricating your Garage Door and Opener

Let's talk about lubricating of your garage door and opener components. I won't get into the proper lubricant for the job since there is always a debate of what is the best. Though can we agree that bearing/packing grease is not to be used? When I come across doors that have been attacked by bearing grease I always look at the customers vehicle to see if a goop of grease has splatted on their vehicle. 

That said, it is ideal to lubricate your garage every 6 months and more often in dusty/dirt conditions. In these conditions a good rule of thumb is every time you change your air filter.
Lubricate hinges, rollers, end bearings, springs, center bushing, jambs, and opener rail. When lubricating your opener be very careful not to saturate. I've had customers fry their logic board due to over lubricating. During your lubricating inspect all your components for wear and tear.

Garage Opener Logic Board Issues

Inspecting your logic board. This won't consist of you tearing into your opener. A good rule of thumb is if your logic board is not working are: 1) Loss of remote signal. You have to get close to the garage door and are constantly pressing your remote to finally open the garage. 2) Opener no longer responsive to wall button, keypad, or logic board. A good tip to resetting your logic board is to unplug the opener for 5 seconds and plug it back in. Now there are other items in your home that can cause the same issues and it may be ideal to call your garage door tech to come out to ensure that is the problem.

Garage Opener Gear Issues

Let's focus on opener Gears. This will depend on the model and brand you have though these are common issues. Signs of a bad gear could mean you are constantly having to set your limit settings, sagging chain, opener making noise but nothings happening. These are a few things that can occur. 
I've provided pictures of LiftMaster, Chamberlain, Craftsman, and Sears (Chain Drive), Marantec (Belt Drive), and Genie (Screw Drive and Belt Drive). During your inspection these are some signs to look for. Some causes of gears wearing out are imbalanced door (springs), rollers are bad, not consistently lubricating, and age. During your inspection these are some signs to look for.
